The Plough Inn, Ashmansworth Appeal Dismissed |

Following the appeal by the landlord of the PLOUGH INN at Ashmansworth against the refusal for a change of use, the Planning Inspectorate has decided that the Plough is BEST LEFT AS A PUB.
This is excellent news.
The hard work by CAMRA to save this unique pub from closure has moved another successful step forward. CAMRA attended the Appeal in September where the landlord and his advisors tried to convince the Inspector that the Plough was unviable. The Plough is the only pub in the village whose only other 'community facilities' are the small village hall and the church.
The Planning Inspectorate's decision on the Plough is: THE APPEAL IS DISMISSED.
The landlord can now:
1. Appeal to the High Court (unlikely unless there is a legal challenge to procedures);
2. Close the pub and live there (but the building remains legally a pub); or
3. Put the premises up for sale AS A PUB.
It is the latter course of action that the Inspector advises and what we would like to see. The Inspector says: "I conclude that the premises should be re-advertised for a reasonable period to establish whether or not the business could be sold at an acceptable market price"
It is now up to the owner whether or not he does this, but the decision documents state the current market value is agreed as being about £220,000 - £275,000. The landlord had previously tried to sell it at £350,000 - all the more odd as the landlord's property advisor agreed with the lower figure at the hearing!
At least there could now be the 'opportunity' for someone else to step in and buy the Plough.
Let's hope that happens.
